What are home measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do measurement services work?

During a home measurement service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they observe the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and sometimes go unproven — which means you may be paying for more square footage than you actually own! Unless an appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A home floorplan service can ensure that you're paid fair market value for your home. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service executed by an appraiser (after any updating that may have affected square footage).

For agents

To make certain that your client's property closes at a price that appropriately reflects true market value, we recommend seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers because they can review the layout and attributes of the property before and after touring.
